房地产价格评估的模糊数学方法

摘 要

目前,国际国内运用最为普遍的房地产估价方法是市场法、成本法和收益法这三种基本方法。其他估价方法都是这三种方法的派生。因此,深入研究这三大基本方法,对于完善和优化房地产估价理论与方法有重大意义。

房地产价格评估的基本方法方法包括市场法、成本法和收益法三种。在房地产评估中, 市场比较法是被广泛采用的一种估价方法。传统的市场比较法过于简单粗糙, 随意性较大,不够精确。而模糊综合评估法正是通过专家群对影响待估对象及可比案例价格的层层因素进行多层次模糊综合评判决策, 进而量化因素, 得出待估对象及可比案例最后的综合分数, 并采用直线内插法得出待估对象的价格。模糊数学评估法有三个步骤:确定待估房地产的主要特征因素、隶属函数值的确定、计算贴近度。

Abstract

At present, the most commonly used to domestic and international real estate appraisal method is market method, the cost method and the income and the three basic methods. Other methods are derived from these three methods. Therefore, further study on the three basic methods, for improving and optimizing the real estate appraisal theory and methods are of great significance.

The basic method of real estate evaluation methods including market method, cost method and gains three. In real estate appraisal, market comparison is widely used in an appraisal method. The traditional market comparison too simple coarse, equalitarian, is not very precise. And fuzzy comprehensive evaluation method is influence by expert group and is due to the factors of price case layers of multi-class fuzzy comprehensive evaluation and quantization factors, decision, and is due to the overall score, case and using linear interpolation due to the price of that object. Fuzzy evaluation method with three steps: make sure to appraise the main characteristics of factors, real estate, subordinate function value calculation approach.
